Rebate Terms:

1.  You must write your locator’s name and company (as shown on your free apartment list) on the guest card and on the application as the reason why you leased at the apartment. 

Sometimes an apartment leasing agent will write out the guest card for you.  It is important  to tell the leasing agent  your locator’s name and company.  When the leasing agent asks “how did you hear about us?”,  don’t say  “my friend lives here” or “I saw it when I drove by”.  Always say your locator's name and company as your referral source.

2.  You must inform your locator when you sign your lease.  You can either email your locator or go to the “Report Lease” page on this website.  The apartment will not inform us that you signed your lease or moved in.

3.  The apartment where you lease must pay your apartment locator a referral fee.  After your apartment has paid the referral fee, we can mail your rebate check.  Some apartments take up to 90 days to pay.  The referral fee is paid out of their advertising budget, so this doesn’t affect your rent.

4.  Only one rebate is paid per leased apartment. 

5.  In the rare event that the rebate is equal to or higher than the referral fee that the apartment pays, then the rebate may be adjusted. 

 

 

 

 

Possible reasons apartments may not pay us:

-Your lease is not a new lease.  Apartments won’t pay if you already live in your apartment or are merely transferring to another apartment on-site.

  -Your locator’s name is not listed on the guest card and application as the reason you rented there (your referral).  Perhaps you visited the apartment a few days ago and you’ve already told them another reason of how you heard about the apartment.

-Some apartments don’t work with locators.   So no matter what you wrote on your application, they don’t pay us referral fees.  The apartments on your list should work with locators, so this shouldn’t be a problem.
